What is a Seller's Agent?

A seller’s agent is an agent who works for the real estate company that lists the house and markets the property for the seller, or landlord. The agent may assist the buyer or tenant in purchasing or renting the property, but his or her duty of loyalty is only to the seller or landlord.  The seller pays the seller’s and agent’s fee as specified in a written listing agreement.

No matter whom the agent represents, all real estate agents are obligated by law to treat all parties to a real estate transaction honestly and fairly. Please see “Understanding Who Real Estate Agents Represent” for more information.

EASY TIPS TO SELL YOUR HOME

The change of seasons seems to spur some homeowners into making changes.  Along with re-decorating and upgrading,  another of the major changes homeowners are drawn to is moving.  A few tips to help sell your home more quickly are listed below:

  • FIRST IMPRESSIONS- make sure the front door and front of the house are well presented.
  • TRIMMED bushes, a nicely kept lawn and a clean walkway are vital to selling.
  • BRIGHT HOME -let as much natural light into the house as possible. If basement appears dark, paint with light paint.
  • FAUCETS in good order -repair any leaking faucets.
  • STAIRWAYS - always keep clean and clear.
  • CLUTTER - remove unnecessary articles from the house (donate, sell or have a yard sale)
  • CLOSETS in good order - keep closets neat, store seasonal clothing.
  • BATHROOMS clean - keep bathrooms sparkling clean. Repair caulking in tubs, showers.
  • BEDROOMS bright - show best when they appear bright and cheerful. Open drapes to let in light.
  • FURNITURE - remove any furniture you do not use.
  • Spending a little money or a little “sweat” equity will go a long way in the sale of a house – a can of paint, an air freshener, simple upkeep of the lawn.
